The Henry County Zoning Advisory Board (ZAB) will then meet on Thursday, November 11, 2021. Meetings are held in the County Administrative Building in McDonough from 6:30 pm.

The meeting agenda appeared in the Henry Herald for October 23. The board will look at eight elements.

Request for exemption

  • VR-21-15 South City Partners, LLC of Atlanta, GA is requesting a deviation from development standards for the property located at 2080 Jonesboro Road. The property consists of 31,045 +/- acres. The request concerns a parking exemption. Ward 2

Conditional use permit

  • CU-21-07 The Pacific Group of Atlanta, GA is requesting conditional use of the property on Route 138 East to the east of the intersection of Route 138 and Flat Rock Road. The property consists of 38.0 +/- acres. The request relates to a conservation subdivision. Ward 4
  • CU-21-08 Divine Love Montessori of McDonough, GA is requesting conditional use for the property at 180 Nail Drive. The property consists of 6,777 +/- acres. The request is to expand an existing church. Ward 2

Full plan Amendment

  • COMP-AM-19-09 LGS Holding Group 2013, LLC of Stockbridge, GA requests an amendment to the Comprehensive Plan for the property located south of Old Highway 3 and Steele Road, west of North Steele Drive, to the east from Lovejoy Road, and north of Hwy 81. The property consists of 301.69 acres +/-. The request is to change the designation of the future land use map from low residential density and industrial to medium residential density. Ward 2

Request for rezoning

  • RZ-19-16 LGS Holding Group 2013, LLC of Stockbridge, GA requests a rezoning of RA (residential-agricultural), R-2 (single-family residence) and M-1 (light manufacturing) to RS (residential suburb) for a property located south of Old Highway 3 and Steele Road, west of North Steele Drive, east of Lovejoy Road and north of Hwy 81. The property consists of 301.69 acres +/-. The application is for a single-family residential development and townhouses. Ward 2
  • RZ-21-24 Pulte Homes, Inc. of Alpharetta, GA is requesting a rezoning from RA to R-3 (single family residence) for a property located at 1088 McGarity Road (photo above). The property consists of 89.43 +/- acres. The request concerns a single-family residential subdivision. Ward 3
  • RZ-21-26 Samir Patel of McDonough, GA is requesting a rezoning from RA and C-1 (commercial district) to R-2 (single family residence) for the property located at 1376 Old Conyers Road. The property consists of 3,194 +/- acres. The request is for a residential lot division. Ward 4
  • RZ-21-32 The Pacific Group of Atlanta, GA is requesting a rezoning from RA to R-3 (single family residence) for the property located at 778 Highway 138 East. The property consists of 1.17 +/- acres. The application is for a single family residence. Ward 4

More information, such as the meeting folder and staff reports, will be available at a later date. The county usually publishes the material the week before the meeting. Notice of the second Zoning Council meeting in November (if needed) is not yet available.
